Introduction

  • Supervise day-to-day scheduled and unscheduled maintenance of Refrigeration, Heating, Ventilation and Air conditioning Systems, AHUs, Chillers, Split and Window Units, Fire Fighting systems and Plumbing systems through Contractor's for owned and leased/rented properties observing HSE, quality control and department procedures.

What are you going to do 

* Manage site personnel of contractors, provide inter discipline support whenever required and liaise/ coordinate with various end users/ focal points and ensure maximum equipment operational availability.* Maintain records of performance and maintenance of the HVAC and Mechanical Equipment.
* Approximately 80% of the work period involves working /supervising at outdoor and the balance 20% spent in the office.* Investigate causes of noise/vibration from a/c equipment, breakdown, poor cooling and air quality, plumbing, sewage pumping and water pressurization malfunctioning, etc.
* Receives SAP / CAFM system PM Services Notifications and instructions from Maintenance Planner/ Help Desk/Supervisors/Section Heads.* Review requirements and co-ordinate with end-users or visit the sites to study on feasibility of the works/repairs required and create Work Orders for Superior's approval.
* Supervises / oversees the Contractor's work, checks, the works done as per specifications and the correct materials are used.* Monitors proper operation of HVAC and other Mechanical and analyze root cause for faults/breakdown of equipment/system error.
* Ensures adherence with contract, procedures, by contractor personnel working on sites and notify immediate supervisor/ section head of any emergency/ safety concern requires action / control.* Assists superiors in the preparation of scope/corporation estimates/ BOQ for call off/ other contracts and initiate Completion Certificate.
* Provides input to Sr. Maintenance Engineer (HVAC/Mechanical) during preparation of Contracts / BOQs / Material Lists/ Standards and Specifications, etc.* Studies and interprets instructions/manuals and drawings to ensure that works as specified and as per contract documents are carried out and meets and other relevant standards.
* Implements preventive maintenance action as per maintenance schedule received from Maintenance Planner (with emphasis during winter months to minimize disturbance for end users) for air conditioning systems.* Makes recommendations to supervisor on size, type of HVAC and other Mechanical equipment to suit particular requirement.
* Inspects new buildings and facilities to be leased by Projects.* Submits report / punch list.
* Liaises where necessary with Safety / Security / Building focal point and process PTW* Co-ordinate/evaluate and attend the maintenance problems reported by Tenant's in rented buildings / End Users in owned facilities and ensure they conform to signed tenancy agreements /end user agreements.
* Ensure tenants end users comply and do not misuse the HVAC and other Mechanical equipment to prevent un-necessary repairs and breakdowns on rented buildings to affiliated or 3rd party companies/ facilities.* Perform related duties as assigned, such as assisting in other areas of the Section when required.

Essential skills and knowledge 

  • 3 years diploma in Engineering with 5-year relevant experience.
  • Experience in Qatar / GCC desirable.
  • Hands on experience in HVAC Installation, Operation and Maintenance of HVAC (primarily) and other Mechanical Equipment's and ability to interpret Engineering Drawings
  • Knowledge of AutoCAD/SAP/MS Office.
  • Report Writing
  • Good level of English (written and spoken).
  • Candidate to hold valid Qatar Driving License
